Whole-house refits

Strip out, rewire, replumb, replaster and rebuild, including the floors, the staircase and the joinery. Old houses hide things, and we price the finding out honestly.

Opening up the ground floor

Walls removed with steels and padstones designed for the load, so the kitchen, dining and living space actually work as one room instead of a corridor with a hole in it.

Kitchens fitted properly

Kitchens set out, fitted, plumbed, wired and tiled, with the worktop templated once everything is level rather than hoped for.

Heating, wiring and water

Rewires, new consumer units, boiler and radiator work, and the pipework moved before the floors go back down instead of after.

Period detail kept

Cornice, architrave, skirting and staircases repaired or copied in the workshop, so a renovated Victorian house still reads as a Victorian house.

Phased if it needs to be

Where the budget or the family means doing it in stages, the sequence is planned so nothing gets done twice and nothing gets ripped back out.

Do you take on full house renovations or only single rooms?

Both. A lot of our work is whole houses that are being brought back from the studs, and a lot of it is one room done well. What we would rather not do is a half-measure that leaves you paying twice, so if a kitchen needs the wiring sorting first, you get told that.

We are buying a house that needs everything. Can you look before we exchange?

Yes, and it is worth doing. Half an hour walking round with a builder before you commit will usually tell you what the survey does not: what the work is likely to cost and what order it has to happen in.

Can we live in the house during a renovation?

Sometimes, and it depends how much of the house is coming apart. If we are lifting floors and rewiring throughout it is usually better and quicker if the house is empty. On a phased job we work room by room and keep the rest of the house usable.

How do you handle the things you find once the walls are open?

They get shown to you, photographed, and priced before the work happens rather than appearing on the final invoice. In older Croydon and South East London stock the usual finds are old wiring, rotten joist ends and previous work that was never done right.

Do you do the decorating and the finishing too?

Yes. Plastering, tiling, second fix, decorating and the joinery are all part of the job. We would rather hand back a finished house than a shell with a list of things left for you to sort out.
